Upcoming Development

In addition to the recent renovation of the Renaissance Cincinnati Downtown Hotel, the development of 84.51°, new parking options at Mabley Place Garage and 84.51° Garage, the construction of the Cincinnati Streetcar, and the continued growth in Over-the-Rhine, there are more exciting projects on the horizon in downtown Cincinnati. The landscape will change dramatically over the next few years and we invite you to be part of the progress.

Broadway Square (Phase I)
The first phase of the $26 million project features 39 apartments and 8,000 square feet of office and four retail spaces, stretching from Elliot Street to 14th Street in Pendleton. With the second phase, the project will have a total of 20,000 square feet of commercial space for restaurants, boutiques, destination shops and small offices, and about 90 apartments, with 23 spots of dedicated parking for both retail and residential included.

The Banks Development (Phase IIA)
Phase IIA of The Banks project will be a nine-story building spanning a full city block from Rosa Parks to Race Street and between Freedom Way and Second Street. It will have approximately 291 one- and two-bedroom apartments and approximately 20,000 square feet of space for retail. Construction began in 2014. 

The Banks Development (Phase IIB)
Announced in April 2014, this project is a continuation of The Banks development. This new ten-story, 338,533 square foot building east of The Banks Phase IIA will house General Electric's new U.S. Global Operations Center. This phase has a projected completion date of 2016. 

With 180,000 square feet of office space and 179 apartments, including 13 penthouses, this hip urban living space at the center of Cincinnati is "where it's at". The features include retail space at Sixth and Walnut Streets, Prime 47 Steakhouse, Pi Pizzeria, a deli and more. The projected completion date is 2015.

Mercer Commons Phase III
Renovation of two more historic buildings to provide 60 additional market rate rentals and 3,100 more sq. ft. of commercial space, expected to open in 2015.

Holiday Inn
A six story, 117-room Holiday Inn is being built at the northwest corner of Seventh and Broadway Streets with a seven level, 725-space garage. In addition, an apartment, townhome and retail project adding up to 130 housing units is also being discussed for the site just north of this location, currently home to the vacant American Red Cross building.

Cincinnati Streetcar
The project is underway now, connecting the riverfront and Over-the-Rhine. The Cincinnati Streetcar is an electric mode of transportation operating in its first phase on a 3.6-mile loop connecting key communities in the city's urban core.

309 Vine
Luxury apartment owner Village Green will redevelop the 300,000-square-foot, 1920s era, "Beaux Arts" building into a mixed use property. Renovations will include luxury apartments and penthouses as well as office and retail space. Amenities will include a market and a restaurant, while restoring the original grandeur of the architectural details. Completion is expected in 2016. 

Now Open  

Plans for new construction at the Fifth and Race parking lot were announced in February 2012. This new building serves as the headquarters of 84.51°. The building includes 280,000 square feet of office space and a parking structure to serve 1,000 parkers at Fifth and Race Streets. The project opened in April 2015.

Homewood Suites and Hampton Inn & Suites
In the former Cincinnati Enquirer building at 617 Vine Street, a $29 million renovation began in January for two new Hilton hotels. A 105-unit Homewood Suites extended-stay occupies five floors, with a 144 room, limited-service, Hampton Inn & Suites taking the remaining four floors. The project opened in April 2015.

Seven at Broadway
This $22.3 million project includes a seven-story apartment building on top of a parking garage at Seventh and Broadway with 111 high-end apartment units, existing retail space on the ground level, and a rooftop deck for residents. Apartments range from studios to two-bedroom apartments with a den. The average unit is 850 square feet. The project was completed in March 2015. 

Renaissance Hotel by Marriott 
The $50 million conversion of the Bartlett Building at Fourth and Walnut Streets (vacant since 2010) to 324-room hotel with 14,380 square feet of meeting and event space and D. Burnham’s was completed in 2014, holding it's ribbon cutting ceremony in late August.  

Mabley Place 
At the former Tower Place Mall, Mabley Place, a $9 million project, is now a renovated garage with 775 parking spaces with 8,400 sq. ft. of street-level retail. Mabley Place opened in early October for parking.
Schwartz Lofts 
Just blocks from Horseshoe Casino Cincinnati,  the 33,000 sf Schwartz Building has been renovated with 20 rental units in the Schwartz Building at Ninth and Main, $1,400 - $2,150. Newly LEED certified development, amenities include exposed brick, Douglas Fir hardwood floors, and parking across the street. Renting begins December 1, 2014.

Park Haus/Westfalen II/Tea Company Townhomes
A total of 44 for-sale units in three separate developments by 3CDC near Washington Park, Race and Republic Streets. New bar concept coming on the first floor. 

Mercer Commons Phase II 
Renovation of 16 historic buildings and 25 vacant parcels of land between Vine and Walnut Streets. Phase two, in the 1300 block of Walnut Street will encompass a total of 67 apartment units with 37 market rate rentals and 30 affordable apartments as well as 10,600 sq. ft.of commercial space in six historic Over-The-Rhine buildings.
